| Where | Era | Usual finding |
|---|---|---|
| Behind the garage and down the side of the house | Stored since the 1970s – 1990s | Stacked spare roof sheets, offcuts, broken lengths |
| Wendy houses and garden sheds | Largely 1970s – 1980s | Roof sheets, flat wall panels |
| Old outbuildings and staff rooms | 1970s – 1980s | Roofs, ceilings, flue and vent pipes |
| Garden and pool area | 1970s – 1980s | Old planters, edging, pieces buried in beds |
Leftover sheets kept “in case” are now brittle and often broken.
Why The Bakkie-And-Dump Route Is Illegal
- House clearers are not asbestos contractors. A general clear-out crew loading sheets onto a bakkie is doing regulated work without registration, training or protective equipment.
- Building rubble sites will not take it. Asbestos has to go to a permitted hazardous waste facility in Gauteng. Anywhere else is illegal dumping, and the waste can be traced back to the property.
- Breaking it to fit makes it worse. Snapping long sheets to fit a trailer or skip is exactly how fibre gets released into the yard.
Do not give the old sheets away or reuse them on another shed. Passing asbestos cement on simply moves the problem to someone else’s yard.
Clearing Before Transfer
For a downsizing sale or an estate, the cleanest route is one survey of the whole stand, then one visit that collects the stockpile, takes down any asbestos Wendy house or shed, and bags loose pieces from the garden. The contractor issues a disposal certificate afterwards, which the agent and buyer can see. In an estate, the executor normally appoints the contractor and the cost comes out of the estate.

Compare Eldoraigne QuotesFrequently Asked Questions
Our house-clearance company offered to take the old sheets. Should we let them?
No, unless they are a registered asbestos contractor. Ask for registration details and where the waste will go.
Who arranges asbestos removal in a deceased estate?
Usually the executor, who appoints the contractor and pays from the estate before the property transfers.
Do the sheets need to be gone before the sale goes through?
Not by law if they are sound, but a buyer will ask. A clean-out with a disposal certificate removes the question.
Can we keep sorting the rest of the house while the contractor works outside?
Usually yes, keeping clear of the work area and leaving windows on that side closed until it is done.
